SUMMARY:EcoLab Biodiversity Survey
DESCRIPTION:Calling all naturalists\, citizen scientists\, and neighbors of all ages! We are looking for volunteers to help us get a biodiversity baseline for the Ecolab space at the SEPTA Carpenter Train Station. We’ll be using the free app iNaturalist.org to take pictures and identify as many species as we can. Knowing what species are present gives us insights into the ecological health of the landscape and ideas on how we might strategically increase biodiversity and resilience over time. \nPlease bring a phone with the iNaturalist app installed\, water\, gloves\, hat\, bugs pray. Sorry\, there are no bathrooms on site. \n

SUMMARY:WMAN RCO Zoning Meeting 8/2/23@7pm at Summit Presbyterian Church
DESCRIPTION:This appeal involves obtaining a Special Exception to permit use of 5-7 W. Mount Airy Ave. as an “Event Hall.”  Under the Philadelphia Zoning Code\, this type of use falls under a commercial use category of Assembly and Recreation which in turn requires that the applicant obtain approval from the Philadelphia Zoning Board of Adjustment(ZBA) before such use can begin.  Any matter that involves obtaining a Special Exception from the ZBA also requires a community meeting to consider the proposed use occur before the ZBA hearing.  WMAN is the designated Registered Community Organization (RCO) to conduct the community meeting on this matter.  In advance of the RCO meeting\, the applicant has provided an extensive Executive Summary for the event venue which will be called “J’Excellence Event Hall.”   A portion of the Executive Summary reads as follows: \nJ’Excellence Event Hall is a full-service event venue that aims to become the leading brand in the banquet hall rental and event planning business in Philadelphia. With a goal of becoming one of the top ten event venues in the United States within ten years of operation\, the company has located its unique venue in the Mount Airy subdivision of Philadelphia….J’Excellence Event Hall is an 8\,900 square foot facility that can accommodate events of all sizes and offer personalized event planning services. The venue is located in the Mount Airy section of Philadelphia\, which is an ideal location due to its large residential community. The business will offer event management services for a variety of events\, from backyard birthday parties to corporate events. Although J’Excellence Event Hall will initially serve individual clients and small businesses\, the company has the potential to grow and compete with leading event planning and banquet hall rental companies in Philadelphia. \n  \nUnder the Philadelphia Zoning Code\, there is a distinction between obtaining approval for a use through a “Variance” as opposed to a “Special Exception.”  In the case of a “Special Exception” the proposed use is generally permitted and those who would oppose the use must come forward to express in writing or in person at the community meeting and at the ZBA hearing why the use will have negative effects in the neighborhood.  This will be discussed at the WMAN community meeting on August 2\, 2023.

SUMMARY:Summer Socials at the EcoLab
DESCRIPTION:Every Friday Night in July from 6pm to 8pm\, weather permitting\nPlease join us on Friday nights in July from 6-8 pm at the back of the Carpenter Lane Station at our burgeoning EcoLab. It’s the perfect opportunity to connect with neighbors while exploring progress at the site! Cold treats! \nOne of our most urgent projects is the creation of a shed which will store tools\, equipment\, and supplies for not only the EcoLab\, but also Mt Airy Tree Tenders and Mt Airy Trash Team.  We have already had supplies stolen\, and so to continue our progress we need this shed ASAP.  The cost of shed completion is $2000\, can you help us make it happen? \nIf you’d like to get involved with the EcoLab or just have questions\, please email mtairyecolab@gmail.com.   We look forward to seeing you in the garden! \nEcoLab Summer Social

SUMMARY:CDR 20-30 W Allens Lane
DESCRIPTION:On August 17\, 2022 at 7:00 PM\, West Mt. Airy Neighbors will convene a community civic design review\nmeeting to discuss a four story\, 76-unit apartment building proposed for construction at 20-30 W. Allens\nLane (former home of MacLens Auto Body Repair shop). It is important for the community and those\nattending the meeting to understand that this is not a typical “zoning” meeting to consider a pending\nappeal to the Philadelphia Zoning Board of Adjustment. The current RM-1 Zoning Classification permits\nthe construction of the proposed 76-unit apartment building “By-Right.” No special zoning approval is\nrequired; however\, under the Philadelphia Zoning Code\, an apartment building of this magnitude must\nundergo “Civic Design Review” at the community level and at the Philadelphia City Planning Commission\nlevel. The Zoning Code states: “Design review… shall be advisory. The applicant is encouraged to accept\nthe results of design review and incorporate them into the design….” Among the criteria that are to be\nconsidered are:\n1.) What is the existing context of the site in the surrounding neighborhood.\n2.) How will the proposed project function in the neighborhood.\n3.) Does the project enhance neighborhood qualities.\n4.) Is the project compatible with the character of the neighborhood.\n5.) Has the local community organization been engaged. \nYou are encouraged to review the project material available on our website and attend the August 17\, 2022 meeting. \n  \n  \n  \n  \n  \nThe Zoom Link is: \nTopic: WMAN’ RCO CDR Meeting 23-30 W.
